Four moments when renovation comes up.

  • Before letting: The empty flat is dated, the paint and plumbing need attention, and every empty month is rent lost. Once the preparation is done, the listing opens under the same contract.
  • Moving to furnished or short-term letting: Furnished lets of more than one hundred days (roughly four to twelve months), or permitted short-term (Airbnb-style) lets, can bring higher rent, but the flat must be fully equipped and durable. Design, furniture and textile selection, installation.
  • Before a sale, or in a flat untouched for years: Kitchen, bathroom, plumbing and electrical renewal; permits and condominium consents included, with project management from site visit to handover.
  • Renovating the home you live in: Not for letting but for living in: a full architectural project or furnishing only, with our in-house architects; measurements, drawings, procurement and site supervision from a single team.

Rent-ready and sale-ready preparation

For owners who want an empty flat ready to list

Architectural design and delivery

For owners who want their own home or an investment property designed from the ground up

You see what is happening, even from abroad.

  • Video site visit: If you cannot attend the site visit, we walk you through it live on video; the record photographs are sent straight afterwards.
  • Photographed progress report: At the end of each stage: photographs, the work done and an expense breakdown; the file builds up in your project file.
  • Out-of-scope rule: If a job not in the quote comes up (a hidden plumbing fault, damp), work stops; the photograph and the extra cost are sent to you in writing, and nothing continues without your approval.
  • Payment schedule: Payments are tied to work stages and written into the quote; material and labour invoices are passed through at cost.

What is included, what is not, and the fee.

Our coordination and supervision fee is set out in the written quote after the site visit, according to the scope of the job.

We give no figures on the site: no two renovations are the same. The quote comes with an itemised job list and a payment schedule, and nothing outside the agreed scope starts without your written approval.

Five things you may be wondering about.

What if the budget is exceeded? The quote is itemised and bound by the agreement. If an unforeseen job comes up (hidden plumbing, damp, a structural issue), work stops; the photograph and the extra cost are sent to you in writing, and if you do not approve, that item is not done.

How do I supervise from a distance? A photographed report and expense breakdown arrive at the end of each stage; payments are tied to stages, and the next payment is not made before the report. A live video walk-through can be arranged at any stage.

How long does it take? After the site visit we go through every stage of the job: permits, material supply, contractor scheduling, the works and handover. How long the job will take is always stated in the written quote, before any agreement is signed, with the schedule broken down by work stage. Painting and small repairs naturally take less time than a kitchen and bathroom renewal. If something unforeseen affects the schedule during the works, you are told in writing straight away, with the reason.

How can I trust the contractors? We use the vetted contractor and supplier network we already work with in rental management; the job list and price are in writing, we handle material acceptance and site supervision, and invoices are issued in your name.

Can work be done while the tenant is living there? The tenant must tolerate work that is necessary to remedy a defect or prevent damage, such as a plumbing leak or a boiler fault (TBK Art. 319). Even then, the work is announced reasonably in advance and done on a day and at a time agreed with the tenant, whose rights to a rent reduction and compensation are reserved. Anything that is not necessary needs the tenant’s consent: the flat is the tenant’s home, and under the inviolability of the home no one may enter it without their permission (Constitution Art. 21, Turkish Criminal Code Art. 116). That is why we plan renovation and full refurbishment for when the flat is empty.
