Define the same job before comparing totals
Two quotes may differ because one covers more work. Share the Istanbul flat’s condition, measurements, photographs and intended result in one brief. Preparing a rental, refreshing a flat before sale and renovating your own home can call for different choices.
Instead of one ‘bathroom renovation’ line, ask for removal, plumbing, surface preparation, products, installation and cleaning separately. Find out which assumptions the quote makes about hidden problems. Do not treat an uninspected installation as a known final cost.
Use the same columns for each proposal
Alongside material and labour totals, look for quantities, units, brands and models or agreed substitutions. Check whether delivery, waste removal, protection, cleaning and coordination are included. Currency, tax treatment and the quote’s validity period should be in writing.

Agree written approval for additional work
When an unquoted job arises, request a photograph of the issue, the proposed solution, extra cost and effect on the schedule together. Agree who approves it and how that approval is recorded. After a telephone discussion, ask for an updated written job list and budget summary.
Consider a contingency allowance in light of the building’s condition and the uncertainty of the work. Do not assume a fixed percentage or a price per square metre suits every flat. This guide does not estimate prices; it helps expose gaps in a proposal.
Match payment stages to identifiable work
The schedule should show what is expected at each stage, alongside start and finish dates. Discuss the payment plan against those stages. Ordering materials, delivering them and completing installation are different events; a photograph of one does not prove the next is finished.
Remote progress photographs should identify the room and stage. Repeated views from the same positions make comparison easier. Photographs do not replace necessary specialist inspections. Permits and building approvals are a separate check to resolve for the particular property before work begins.
Discuss the handover file before the final payment
Define the handover check when reviewing the quote: completed work to demonstrate, outstanding items, correction arrangements and responsibility for documents. From abroad, request dated photographs as well as a live walk-through. Arrange necessary inspections and records of concealed work while it is still accessible.
