Monthly collection
Not included in the Just the Tenant package; included in Rent Collection and Hand Over the Keys.
Maintenance and repair coordination
Not included in Just the Tenant or Rent Collection. Only in Hand Over the Keys.
Tax filing
Not included in Just the Tenant or Rent Collection. In Hand Over the Keys, the annual rental income tax return is prepared by our team.
Legal fees
In Hand Over the Keys we bear the lawyer’s fee for proceedings brought because rent has not been paid; it is covered by the management fee. In Just the Tenant and Rent Collection that fee is not included and is passed through at cost. In every package, charges paid to third parties — court, service and enforcement fees — are separate and carry no markup. The fee is set in a written agreement and may not fall below the Turkish Bar Association’s Minimum Legal Fee Tariff (Advocacy Law Arts. 163 and 164(4)).
Court costs and fees
Passed through at the amount paid; no markup is added.
The property’s own costs
Building dues, property tax, DASK and home insurance premiums, and third-party fees such as notary costs are the property’s own costs; they are passed through at the amount paid, with no markup.
Short-term rentals
We don’t do daily or weekly (Airbnb-style) rentals; we manage long-term residential tenancies only.

The setup fee is one-time, depends on the package, and is stated clearly in the Packages section.
