We give no figures on the site: no two renovations are the same. The quote comes with an itemised job list and a payment schedule, and nothing outside the agreed scope starts without your written approval.

But what if…

Five things you may be wondering about.

What if the budget is exceeded?

The quote is itemised and bound by the agreement. If an unforeseen job comes up (hidden plumbing, damp, a structural issue), work stops; the photograph and the extra cost are sent to you in writing, and if you do not approve, that item is not done.

How do I supervise from a distance?

A photographed report and expense breakdown arrive at the end of each stage; payments are tied to stages, and the next payment is not made before the report. A live video walk-through can be arranged at any stage.

How long does it take?

It depends on the scope, the building and the permits; painting and small repairs are not on the same calendar as a kitchen and bathroom renewal. We make no promise on timing; the quote comes with a schedule tied to work stages, and any delay is reported with its reason.

How can I trust the contractors?

We use the vetted contractor and supplier network we already work with in rental management; the job list and price are in writing, we handle material acceptance and site supervision, and invoices are issued in your name.

Can work be done while the tenant is living there?

Small repairs are done at a time agreed with the tenant. The tenant must tolerate renewals and repairs that do not justify termination and can reasonably be expected of them; works that seriously affect comfort need prior notice and regard for the tenant’s interests (TBK Art. 320). A full renovation is usually planned while the flat is empty; we discuss it together with the schedule.

What you will want to know about renovation.

How is the price set?

After the site visit we prepare an itemised written quote: job list, material options, contractor and supplier costs, our coordination fee and a payment schedule. Material and labour costs are passed through at invoice cost.

Which works need a permit?

Painting, cabinetry and kitchen or bathroom renewal inside the flat usually need no permit. Load-bearing walls, the facade, enclosing a balcony, shared installations and window changes may need the written consent of the unit owners and a municipal permit. In listed buildings, their protection zones and conservation areas, even painting and rendering require consent: it is given by authorities that have a KUDEB conservation office and, where there is none, by the regional conservation board directorate, while anything beyond that needs the regional conservation board’s own decision. Title and listing status is the first thing we check on the site visit, and we report to you in writing.

How do agreement and payment work while I am abroad?

The quote and agreement are sent by email and approved remotely; payments tied to work stages are made from your account in Turkey or by international transfer. If you are a rental-management client, the cost can also be met from the rent collected, with your written approval.

In whose name are furniture and items bought?

In your name; invoices are issued to you and warranties are kept in your property file. Items go on the inventory list and form the basis of the tenant’s move-in inventory.

Is the work guaranteed?

Manufacturer warranties for materials and appliances are handed over with their documents; for the works themselves, the contractor gives a written warranty undertaking in the agreement. Any defects noted in the handover record are put right by the contractor.

Do I need to be a rental management client?

No. Renovation can be taken on its own. If you are a management client, renovation, inventory and listing run under the same contract and in the same file, and the listing opens from that same file once the work ends.

What is outside scope?

Permit fees, drawing fees, material and labour costs are not part of the service fee; they are passed through at cost. Structural strengthening and works in the building’s common areas are outside this service.

What if I cannot attend the site visit?

We do a live video site visit; the record photographs, measurements and observations are sent to you in writing straight afterwards. The quote is prepared on that basis.

Do you prepare flats for short-term (Airbnb) lets?

No. We do not manage daily or weekly lets; our furnishing service is for mid-term lets of more than one hundred days (roughly four to twelve months) and for long-term letting.
