StayIstanbul is a boutique service company managing the long-term rental of investment homes in Istanbul. While you live in another city or country, your property is managed here under a single contract.
What we do
From tenant placement to tax filing, from monthly collection to eviction proceedings, the entire operation runs under a single contract. Tenant, law firm, accountant, contractors and insurance agent report to us; you deal with one party only.
We work in Şişli, Beşiktaş, Beyoğlu and Sarıyer. We know first-hand which type of home rents to whom, and for how much, in each district.
We are a new brand. That is why we explain method rather than scale: which day the money goes where, who decides what in a repair and with what authority, and what happens on which day if the tenant does not pay — all of it is written on this site.
Legal backbone
Under the same roof as CKAY Law Firm.
StayIstanbul is the sister company of Istanbul-based CKAY Law Firm; the law firm is a shareholder of the company. Leases, formal notices, enforcement and eviction proceedings are run through this legal structure under the same roof, not outsourced.
- The lease, the eviction undertaking and guarantor documents are prepared by the law firm.
- In case of delay, the formal notice and enforcement proceedings start from the same team, with your approval.
- Attorney advisory is free; if litigation is decided, proceedings follow the Istanbul Bar Association fee schedule and court costs are passed through without markup.
Transparency mechanisms

- The 5th of the month
- The net amount is in your account on the 5th of every month; the PDF statement arrives the same day.
- No collection, no fee
- The management fee is charged only on rent actually collected.
- The 2,500 TL threshold
- Below it we act without waiting, above it with your approval; every job is reported with photos.
- Escrow account
- In the managed model rent is collected in an escrow account; every line item shows on the statement.
- An inspection every six months
- A photographed condition report lands in the owner portal.
- Decided together
- Rent, increases and major expenses are never decided without your approval.
