1. Separate investigation, repair and appearance
A water mark, an electrical fault and dated cupboard doors are different issues. If a symptom needs technical investigation, obtain that assessment before deciding on cosmetic treatment. Photographs can help explain a problem remotely, but they do not establish that a structure or installation is safe.
Put every proposed item into one of three groups: a condition that needs investigation; a functional repair with a defined outcome; or an optional improvement to appearance. This prevents “refresh the apartment” from becoming an unclear instruction that different contractors price differently. It also lets you decline an optional item without losing sight of an unresolved fault.
Do not commission work or arrange access on the assumption that a tenanted home is vacant. Coordinate access and any proposed works with the relevant parties; tenancy and permission questions need their own assessment. 2. Compare three routes before choosing materials
Ask for a written comparison based on the apartment as it stands. These routes are decision options, not guarantees about sale value.

A new kitchen chosen to your taste may not match a future buyer’s plans. Equally, postponing a necessary investigation does not make the underlying issue disappear. Keep those two judgments separate. Ask the sales team for relevant property comparisons and explain the limits of the evidence: an asking price is not a completed transaction, and another apartment’s renovation does not prove what yours will achieve.
3. Write a budget that includes the whole decision
Compare more than the contractor’s headline total. List labour, materials, transport, professional services and coordination separately, including exclusions and any applicable charges. Ask how an unforeseen item will be assessed and approved. Do not treat an unpriced allowance or an optional item as part of a fixed total.
Include the time required for investigation, approvals, supply, work and final checking. If you have a preferred marketing date, identify which stages could move it. Record relevant holding expenses during the preparation period separately from renovation costs, without assuming that a shorter or longer programme will produce a particular sale price.

4. Set remote approval points
Before work begins, agree the job list, material selections, responsible parties and completion criteria. Keep the approved version dated. A change should identify the reason, cost and schedule effect so that “please improve it” does not become permission for an undefined extension.
Request reports by stage, with photographs tied to the job list and supporting documents. A progress photograph and a completion check are different records. Where technical verification is needed, decide who is qualified to perform it. Schedule a final walkthrough and list any unfinished items with the person responsible for closing them.
5. Prepare the sale file from completed work
Keep invoices, available warranty documents, inspection records and dated before-and-after photographs together. Update the listing only with work that has actually been completed. Do not describe an apartment as fully renewed because a few visible surfaces were changed, or imply that a cosmetic refresh demonstrates structural performance.
Before making the final decision, check four things: every approved item has a purpose; the full scope and exclusions are written; timing suits your intended sale process; and you know which decisions remain yours. If those answers are unclear, refine the brief before signing off on a larger project.
